"Start with and stay with Loann Barter, "
"How many of you have had a negative experience with a realtor? Answer is; all of us! That being said; please do yourself a favor a read "all" of this letter. All realtors are overjoyed to meet with you when you first call them to buy or sell a home. It's all smiles, handshakes, lunches and "what can I do for you" in the beginning, right? That dwindles markedly when you are trying to find that perfect home or have completed the sale. Then it's talking with only a secretary, exchanging emails, tag on answering machines and messages left that are not returned on a timely basis. Why? Because only about 1% of the realtors are "true full service professional realtors". Full service realtors are there after the sale as much as prior to the selection and closing. All transactions in real estate require some after the sale service; whether it's fixing a small item not noticed on the walk thru inspection or finding quality service people in electrical, plumbing, heating/cooling and trash service. Maybe it's just help with locating the right church, doctor, veternarian or dentist. Childcare, elderly care or a very good local restaurant. No matter the need, no matter the price paid/sold for your home; you will need help. That's why Loann Barter with Carol Jones Realty in Branson West is the very best at her chosen profession. Loann is not concerned whether you bought/sold a $60,000 mobile home (like my purchase) or a $2,000,000 mansion when it comes to taking care of her after the sale clients which become part of her extended family. You can waste your time and money with other realtors or you can just start with the very best in the business. Start with and stay with Loann Barter, "The Barter System Works"! She never gives up, never gets discouraged and always has your best interest at heart. I highly recommend you spend 30 minutes with Loann before you chose a realtor and you'll understand why she is Branson's #1 realtor for 2009 and many more years to come. She takes the time and effort to look out for you and your needs. Isn't that what we all want when it comes to the most important decision and largest purchase in our lives? Of course it is!" ________________________________________

First Time Buyers >Structural Contingency
If you have a house for sale your buyers will probably include a structural inspection contingency in the contract. This allows them to have an expert check out the house, the major systems and the appliances.
A professional structural inspector can help buyers to "know" the house and to feel comfortable with it, but the inspection does not result in a pass or fail grade. The buyers will learn important facts about the house, such as where the water cutoff valve is located, in case of an emergency. The inspection may also help buyers set up a budget for repairs and determine if they want to invest in cost-effective measures to increase energy efficiency.
Buyers rarely back out of a sale after a structural inspection. Even if there are problems, you have the opportunity to negotiate a compromise and to avoid any obstacles that could seriously threaten the sale.
